Maintenance

During occupancy, routine maintenance is handled by our skilled in-house team. For specialized requests, we have a trusted network of contractors to ensure even unique needs are met. Using our maintenance coordination software, management staff, tenants, and vendors can easily communicate to schedule and manage work orders through email or text, ensuring a smooth and efficient process.

When a property turns over, Vision Realty & Management relies on our extensive network of trusted vendors, with whom we negotiate daily to secure competitive pricing. This approach eliminates the need for lengthy bidding processes, ensuring faster turnaround times and cost-effective solutions. If an owner prefers to use their own vendor, we strive to accommodate the request, provided the work meets our rent-ready standards. Throughout the process, our team documents and shares recommendations, supported by photographs, to ensure all decisions align with maximizing your return on investment.

While the property is occupied, we strongly recommend using our maintenance staff for routine upkeep. Landscaping responsibilities are typically assigned to tenants, though owners may arrange regular yard maintenance at their own expense. When a property is vacant, we’ll use our bidding system to secure required landscaping services.

Inspections

We take inspections seriously to protect your investment. Every home receives a detailed move-in and move-out inspection, completed by trained, professional inspectors to accurately document the property’s condition and hold residents accountable for damages beyond normal wear and tear.

Owners receive clear, photo-rich inspection reports, giving full visibility into the property’s condition. These reports are stored in the owner portal for easy access anytime.

For added peace of mind, we can also conduct mid-term or annual condition inspections upon request. These proactive check-ins help catch maintenance issues early, ensure lease compliance, and support the long-term preservation of your asset.
